Start by knowing how much home you can afford
When buying any home, you should always know what you are comfort range is. To do this, we recommend that you speak with a mortgage professional. This will help you with know exactly how much you are qualifed to purchase and give you an idea of a payment range. We always recommend that you stay within your own personal comfort zone. Be sure to ask if it is PITI and any HOA if applicable.
Never go visit New Builders without your Realtor
The new home builders and sales people will not allow your Real Estate Professional to represent you if you walk into the developement without your realtor present. In order to have us represent you and help you negotiate a better deal, more incentives and to give you the cash back rebate, we must accompany you into the builders.
Once a home is picked out
The builder writes the offer in the form of a contract. At that time you will get to select some options such as these:

Exterior brick/siding and paint color
Interior wall paint
Flooring to include carpet, tile, laminate or wood
Hardware to include door knobs and faucets
Interior and exterior doors
Interior lighting
Exterior lighting
Cabinets
Countertop
Bath tile
Appliance color/style
Prior to the offer we will negotiate price and incentives.
If a loan officer is present, you will have to qualify with the builders lender. (we will give you the complete loan application and needs list prior to going out to visit a builder)
If the loan officer is not present, they will have you call in and speak with one prior to accepting your offer.
Once the offer is written, it will be sent to corporate (usually takes 48hrs to get an offer accepted). With a deposit they will hold the home you are interested in as long as they indicate your are qualified.
After the offer is accepted they will open escrow. Escrow is a non-basis 3rd party that will handle the transaction paperwork and work with you, the builder and your loan officer.
When the final paperwork is ready, loan documents are prepared and the closing paperwork will be notarized. Please be sure that all buyer(s) have valid id's for the nortary.
Next is the move. We recommend you get a checklist. We have them and give them to you upon us representing you in your purchase
Your Cash Back Reward
